Between
Contract And Closing |
|

After we find the right property for you and have
come to an agreement with the seller on price and terms, our job
does not end. We must make sure the following details are taken
care of: |

Obtain the appropriate inspections, i.e. termite,
survey structural and mechanical inspections, well and water,
septic, appraisal, radon, etc.. |
 |
Review closing costs. |
 |
Select a closing agent. |
 |
Follow the financing process from application to
approval, making sure all deadlines are met. |
 |
Obtain association applications, rules, documents,
etc.. |
 |
Review title commitment. |
 |
Keep you informed on a regular basis as to how the
process is going and what needs to be done. |
 |
Find Homeowner's Insurance. |
 |
Transfer utilities. |
 |
Make sure all contract dates are met and protect
your best interests! |

After closing we don't just disappear. You can
plan on hearing from us on a regular basis! |

Building
Inspection |
|
| After we have an agreement with the seller and have
a fully executed contract, we will have 10 business days to do an
inspection of the property by a licensed contractor or inspection
company. We highly recommend that you order this inspection.
They will be looking for any structural or mechanical defects
that have not already been disclosed by the seller. If any defects
are found, we may ask the seller to make the necessary repairs and
the seller will have 5 days to respond to our request.
No more than 30 days prior to closing we will have a termite
inspection done. If any wood destroying organisms are found, the
seller is required to do any necessary treatment and repair any
damage, up to a total of 1-1/2% of the sale price.
At time of contract we provide you with a closing checklist,
listing our recommended inspectors and closing agents. With your
approval, we will order the inspections and be there when they are
done. If you have another choice, please let us know and we will
be happy to work with them.

New
Construction |
|
| If your interest is in new construction, let us show
you the very best. The builders will gladly work with us even
though we are working for you as a Buyer's Agent. To accomplish
this we must view the new construction sites together. If you go
through a new model without us, we will be blocked out by the
builder and not allowed to help you.
There won't be anyone to look after your best interests!

Financing |
|
| Prior to making mortgage application, our job is to
help you find the right lender with the right interest rates and
terms for you. We will make sure you know what the costs of
financing will be and what the lender needs from you. |

What To Bring To
The Mortgage Application Appointment |
|
| The following checklist will help prepare you for
any mortgage application interview. Of course, not all items may
apply in your case. And, due to the unique nature of each
transaction, your lender may request additional information not
listed below. |
 |
Cash or check for the application fee and/or other
initial charge. Credit cards are usually not accepted. |
 |
Signed Contract of Sale. |
 |
Employment history for the last two full years. Have
employer's complete name, address, and gross income. |
 |
Information on any other income you wish to have
considered. If possible bring supporting documentation, such as
lease agreement, court decree, etc.. |
 |
Information on your cash assets, such as checking
and savings accounts, CD's, money markets, brokerage accounts,
etc. Bring the names and full addresses of the institutions, the
balances and the account numbers. |
 |
General value of other assets such as cars, personal
property, insurance, etc. Rough estimates are usually sufficient. |
 |
Information on all debts, including auto loans,
student loans, other real estate loans, revolving charges,
installment debts, etc. Bring the names and full addresses of the
creditors, the account numbers, and the approximate balances and
monthly payments. Also bring information on any alimony, child
support or separate maintenance payments that you must make. |
 |
For self-employed applicants: You will probably need
to show complete personal and business tax returns for the past
two years, company profit/loss statements and balance sheets for
the past two years, and a partnership agreement, if applicable. If
you do not have any of these items, verify that your lender
requires them before having them prepared by a CPA. |
 |
For houses still under construction: If available,
bring a copy of the plans and specifications. |
 |
For buyers applying for a VA loan: Bring your
original Certificate of Eligibility. If you do not have one, bring
your Form DD-214 (Report of Separation from Active Duty) or your
most recent discharge or separation papers so that a Certificate
can be ordered. |

| Our Policy
When you are buying property, our policy is to represent you as
a buyer's agent or, when necessary, as a transaction agent.
That means as a buyer’s agent we have a fiduciary
relationship with you and an obligation to find the best
properties and help to negotiate the best price and terms for you.
Even though we work as a buyer's agent, 95% of the time the
seller will pay our commission.
Please keep in mind that Realtors are not paid until we close a
sale.
We are not employees of the company-- only independent
contractors. We do not receive expense checks or car allowances.
In return for the service you receive
from us, we ask only for your loyalty.
